-3D Rendering- We encourage 3D rendering for smaller jobs not requiring a professional designer or for key design areas in larger remodels such as kitchens or baths. For example, when just refinishing a bath and new vanity tile, sinks, or showers we can do a quick 3D rendering to let you see what it will look like at a low cost. No additional plans are needed from an architect or designer. This is an exceptional value that lets you see your material choices before construction and can help prevent costly charges during the construction process.
Cost: Approx. $200-300 depending on scope
Proposal/ Contract Meeting
-Review Proposal for Construction Services, stating detailed line item costs of proposed construction

-Schedule meeting to assign product selection dates (This document provides client with target dates for time critical selections allowing for easy planning.) Product Selection Timeline
-Written document created in collaboration with the client to create a timeline and budget for product selection
-Provides clear guide for responsibility and timing of the product selection

Phase 2- Construction
Permit (If Needed)
-Permit Documents developed and submitted to city by Pankow Construction Drafters
Pre-Construction Site Meeting
-On site walk through prior to demo the clients, project manager, and other necessary professionals. The goal of this meeting is to review any known challenges, discuss solutions, and review the following:
1) Determine hours of operation to reduce construction impact to our client.
2) Determine security fence, dumpster and port-o-john placement to minimize construction impact and maximize general security.
3) Identify neighbors that may experience negative impact from construction.
4) Send out letters to neighbors offering our apologies and providing company contact information to insulate our client from potential neighborhood complaints.
5) Review demo and salvage procedures
6) Address any final questions, concerns or changes prior to the beginning of construction
7)Discuss policy in detail regarding significant changes made to the project during construction to avoid confusion or delay while building.
-A quality control checklist sheet is completed and retained by our job superintendent for each major phase to ensure the highest quality of construction
-Review and discuss any change orders occurring during construction including written summary signed by both parties. This ensures clear communication and prevents surprises on the final invoice.
-Ongoing and frequent communication between client and project manager to keep clients informed with the construction process and to address any questions or concerns.
Project Closeout
-On site walk through between Client and Project Manager to view the completed project and discuss any finishing details.
Warranty Coverage
2-year warranty on Pankow Construction Labor established during Phase 1 planning. Intended scope of project may be subject to change if significant changes in the project occur during construction.
